Wondering about your cost of funds. Were you using any lower interest development loan products like VHFA's construction loan guarantee or the Upper Valley Loan Fund (employer funded) through Evernorth?

Second floor plan seems a bit off to me somehow - no closets - that space marked as ‘hall’ at the end of the stairs - lots of lost hallway area, only one informal living space on the main. Tiny bathroom.

This is assuming a market rate construction loan… haven’t been able to find any subsidized debt for a project like this. Currently pursuing Evernorth!

More sf = more money! Goal here is to keep it affordable.
This design has been built before in the area and is very livable.
