I think you have a rare talent to see the benefits of the end result and use that to sustain motivation. can that be taught or do you need to start with those "genes"?

these pictures remind me of a time I had to double glove & wear respirator to clear & gain access for foaming.

I think a lot of it has to do with living in the area and caring about how our downtown looks. Certainly acquired!

Been there with the gloves and respirator! Will likely be some of that here, too.

Tax credits count as equity so LTV not quite so high. Rents will be around $3,000 for the 3BR/2BA (huge space around 1500+ SF), $2,200 for the 2BR, $1,400 for the 1BR.

We've done state historic tax credits before and they're fine. First time with federal, though!

Great bones! Aside from commenting on the heavy lift by your immediate team... I'm curious: Are you reaching out to the nearby high schools to develop an apprenticeship program for transfer of skills?

We have one summer high school student on the team as well as an apprentice carpenter.

Always looking for more opportunities to train up the next generation!
