Seeing and reading about the kind of effort you're making and the work your crew is doing brings out the best in all of us. If your crew can do it we can, at the very least, try the same in our own areas.
I think you have a rare talent to see the benefits of the end result and use that to sustain motivation. can that be taught or do you need to start with those "genes"?
these pictures remind me of a time I had to double glove & wear respirator to clear & gain access for foaming.
Excited to follow along Jonah! Impressed you are able to leverage so much of the project - 93%? Do you mind sharing what the projected rent roll looks like?
Tax credits count as equity so LTV not quite so high. Rents will be around $3,000 for the 3BR/2BA (huge space around 1500+ SF), $2,200 for the 2BR, $1,400 for the 1BR.
Thanks for the clarification! I am more impressed that you're only investing $79k of your own money (or investors money). Hopefully the tax credits don't give you too much brain trauma!
Great bones! Aside from commenting on the heavy lift by your immediate team... I'm curious: Are you reaching out to the nearby high schools to develop an apprenticeship program for transfer of skills?
Jonah, you and your crew are unstoppable! Can't wait to see what you do with this.
It certainly takes a team to pull these off!

Thank you for the kind words Susan!

Appreciate that Chris!
I think a lot of it has to do with living in the area and caring about how our downtown looks. Certainly acquired!
Been there with the gloves and respirator! Will likely be some of that here, too.

We've done state historic tax credits before and they're fine. First time with federal, though!

We have one summer high school student on the team as well as an apprentice carpenter.
Always looking for more opportunities to train up the next generation!
Wow, and good luck with this project, Jonah. Hope it all works out, it'll be good for Bradford.
Thanks, Hod! You'll have to swing by for a visit when we start work this fall.
